Mountain property is different from buying in the Piedmont. Slope, road access, wells and septic, and winter driving all affect what a property is worth and how you'll live there.

What to check before you buy in the mountains
Road access
Is the road public or private? Is there a recorded road maintenance agreement? Can you get up it after snow or ice?
Slope & buildability
Steep lots can mean expensive foundations and grading. Some counties have steep-slope rules that limit where and how you build.
Well & septic
Most rural mountain property runs on a private well and septic system. Get the well tested and the septic inspected, or get a soil evaluation for raw land.
Flood & storm history
Hurricane Helene hit Western NC hard in 2024. Check flood maps, ask about past damage, and look at creeks, culverts and roads near the property.
Short-term rental rules
Plan to rent it out? Rules vary a lot by city, county and HOA. Asheville limits whole-home short-term rentals in most residential areas, so check before you count on rental income.
Internet & utilities
Broadband and cell coverage can stop at the end of the pavement. If you work from home, confirm service at the actual address.
