Lake life, about 30 minutes from Charlotte

North Carolina's largest man-made lake

Lake Norman was created in the 1960s when Duke Power built Cowans Ford Dam on the Catawba River. Today it covers about 32,000 acres with more than 500 miles of shoreline, spread across Mecklenburg, Iredell, Lincoln and Catawba counties.

The I-77 corridor runs up the east side of the lake, so many residents commute to Charlotte. The west side (Denver, Sherrills Ford, Terrell) tends to feel more rural, with more room between neighbors.

Mooresville

The biggest town on the lake, known as "Race City USA" because so many NASCAR teams and shops are based there. It's also home to Lowe's corporate headquarters, a walkable historic downtown, and a lot of lakefront neighborhoods on its long peninsulas.

Waterfront

Homes right on the shoreline, often with a private dock. Price depends heavily on water depth, views and which way the lot faces.

Water access

Neighborhoods with a community boat ramp, day docks or a boat slip. You get lake life without the waterfront price.

Near the lake

Newer subdivisions and established neighborhoods a short drive from public boat launches, parks and marinas.

Water depth and the winter drawdown
Lake levels change through the year. A cove that looks great in July can be shallow mud in winter. Erika will help you check the water depth at the dock year-round before you fall in love.
Dock and shoreline permits
Duke Energy manages the Lake Norman shoreline. Docks, boat lifts, seawalls and shoreline changes need Duke Energy Lake Services approval. Make sure an existing dock is permitted and find out what's allowed if you plan to build or expand one.
Waterfront vs. "lake access" listings
Listing language can be loose. "Water view," "water access" and "waterfront" mean very different things for price, resale and lifestyle. Erika will help you sort out exactly what you're getting.
Flood zones and insurance
Some low-lying lots fall in a mapped flood zone, which can affect insurance costs and lending. Check the FEMA map and get an insurance quote during your due diligence period.
HOA rules
Many lake communities have HOAs with rules about boats, docks, rentals and building. Read the covenants before you commit.
Commute and traffic
I-77 gets congested at rush hour. Express lanes help, and some buyers pick the west side of the lake to avoid the corridor. Test-drive your commute at the time you'll actually make it.
